North Harbour has been master-planned to offer a complete destination lifestyle – developed in harmony with the area’s natural features that directly support or appreciate the biological, natural, and environmental values of the area.

Historically, the site was significantly degraded because of previous land uses, including 40 years of pine plantation forestry. The project team has approached this scenario as an opportunity to deliver meaningful and observable environmental improvements.

Central to the North Harbour community is restoration of sizeable areas of native vegetation. After more than 15 hectares of revegetation along the Caboolture River, and 81 hectares along Raff Creek North Harbour is now voluntarily taking additional steps to encourage native animal species to return to these revegetated areas.

Coupled with the preservation and ecological improvement of remaining areas of existing mature native vegetation, these works provide a host of environmental benefits including improved bank stability, reduced nutrient loads and improved water quality in the waterways.

North Harbour has delivered substantial improvements to stormwater runoff quality by designing and delivering constructed wetlands at the interface between development and waterway corridors. These wetlands have become a well-utilised resource for a variety of native fauna. With the inclusion of a bird hide and adjoining walking trails, opportunity is made for the community to enjoy and appreciate this green space also.

A variety of environmental initiatives and partnerships with the broader community also demonstrate North Harbour’s commitment to developing an environmentally sustainable community with ongoing environmental benefits.

All these benefits are seen in North Harbour’s large and leafy public spaces, neighbourhoods are walkable, cycleways plentiful, road networks connected, and transport integrated.

Canopy

Canopy

As one of Victoria’s leading private residential developers, this is the Brown Property Group’s first certification.

The group has the honour of developing the former Amstel Golf Course into an exciting new, high quality residential community. DevelopmentWA’s Shoreline estate is the first precinct to be delivered as part of the Cockburn Coast Redevelopment Area transforming former industrial land into a community of 12,000 people in 6,000 dwellings.

The site will feature a range of living options including apartments, townhouses and single residences. On completion, Shoreline will feature a main street linked to a beach plaza, dining and entertainment areas, a primary school and 7.5 hectares of public open space including landscaped parks with boardwalks, a sports playing field and a public square.

Some of the elements that helped achieve the accreditation include:

Ecosystem:

  • Comprehensive remediation across the site.
  • Planting of local native vegetation.
  • Landscaping focused on street tree environment and vegetated public open space.

Waste:

  • Proactive waste minimisation and requirement for developers to recycle or reuse a minimum of 60% of all built-form construction waste.

Energy:

  • Solar passive design and natural ventilation encouraged by design.
  • Encouragement to install solar energy and hot water heating.
  • Energy efficient fixtures, appliances and lighting.
  • All apartments submetered and required to be built to a 7-star NatHERS rating.

Water:

  • Waterwise fixtures and appliances such as toilets, taps, washing machines and dishwashers to reduce water use by at least 20 per cent.
  • All apartments submetered to allow residents to monitor individual consumption.
  • Waterwise native gardens and landscaping in public open spaces with hydrozoning to maintain efficient irrigation.

Community:

  • Design focus on walking, cycling and access to public transport to reduce reliance on private vehicles.
  • Diversity of housing and commercial options with medium and high density residential, retail, restaurants, schools and tourism.
  • High quality streetscape, public and open spaces and direct walking access to beach.

Harmony

More than just a name, AVID Property Group’s $3 billion project – Harmony –is a philosophy strategically located in the heart of the Sunshine Coast and was recognised as Australia’s best Project and Master Planned Community for 2023.
