The Mowbray

The Mowbray

The Mowbray by Mosaic is a $96 million landmark residential development delivered on one of Brisbane’s most physically and socially complex urban sites.

Located in East Brisbane on a 2,613m² corner block with a 58-metre frontage to Lytton Road, The Mowbray reclaims one of Brisbane’s most prominent yet long-neglected gateway sites.

Through the transformation of the rundown retail centre, The Mowbray has become a newly defined community-connected development, welcoming first residents in January 2025.

The eight-level mid-rise development comprises 82 generously proportioned residences designed for adaptability, privacy, and cross-ventilation—finished with natural stone benchtops, Miele appliances, and smart home systems.

Shared amenity spans 633m² and includes a rooftop pool, coworking space, gym, steam room, and dining zones.

Designed in partnership with DKO, The Mowbray draws inspiration from the heritage-listed Mowbray Park, directly opposite. Its sculptural, architectural language and signature opposing V-columns echoes the branching forms of the park’s Moreton Bay fig trees, integrating nature and structure into the built form.

A colonnaded ground plane and 704m² of landscaping, including garden-lined balconies, soften the interface and contribute to a welcoming, high-quality streetscape.

But the site’s physical constraints were only part of the challenge. The project entered a deeply anti-development community, where long-held concerns around height, density, and neighbourhood character posed real risk.

Mosaic responded with design leadership and respectful, sustained engagement—including letterbox campaigns, direct access to senior leadership, and a sensitive construction approach that minimised disruption and rebuilt trust.

Two ground-floor retail tenancies further activate the frontage, delivering local amenity and enhancing community life.

Innovation is deeply embedded. The Mowbray was among the first residential projects in Brisbane to adopt Holcim’s carbon-neutral concrete, reducing embodied emissions by over 30%.

A wet-edge rooftop pool mounted on acoustic springs offered advanced vibration isolation, enhancing comfort without compromising rooftop amenity.

Recycled materials were extensively used with 20% recycled aluminium, 100% recycled plasterboard, and reclaimed steel and concrete from demolition.

A 134-panel rooftop solar array delivers 59kW of clean energy, significantly lowering operational emissions and strata costs.

Passive design features include high-performance, custom manufactured double glazing, cross-ventilation, acoustic flooring, and balcony-integrated planting, all enhancing energy efficiency, comfort, and privacy.

The 704m² of landscaping includes 260m² of deep planting to improve air quality, mitigate heat, and support the urban ecology.

All of these elements contributed to the project’s as-built 6 Leaf UDIA EnviroDevelopment certification recognising industry-leading sustainability across materials, energy, ecosystems, water, waste, and community.

The Witton

The Witton

The Witton by Mosaic is a $108 million landmark residential development that sets a new benchmark for sustainability-led urban renewal in Brisbane’s inner west.

Comprising 141 premium residences across two architecturally distinctive buildings, The Witton achieved 6-Leaf EnviroDevelopment certification from the Urban Development Institute of Australia—demonstrating excellence across all six sustainability pillars: ecosystems, waste, energy, water, materials, and community.

Its most defining sustainability feature is the rehabilitation of more than 1,500sqm of previously degraded land—over 27% of the site—into a thriving native ecological corridor. Mosaic was not only required to preserve this section as part of the acquisition agreement with Scouts Queensland, but chose to elevate it into a lasting environmental contribution.

Delivering this complex regeneration during live construction presented significant challenges. With excavation, deliveries, and vertical build works underway, Mosaic staged the ecological works in close coordination with contractors and environmental consultants.

The process involved removing invasive species, introducing drought-tolerant native flora, and installing nesting boxes for microbats, parrots, and possums—restoring ecological function and long-term biodiversity in an urban infill context.

Sustainability was embedded across every layer of design and delivery. These features include:

  • Australia’s first carbon-neutral concrete (Holcim ECOPact), low-VOC materials
  • Over 20% recycled content in aluminium and glass.
  • A 226-panel, 99kW rooftop solar system—the largest of its kind in Brisbane’s inner west— while EV chargers, a shared Tesla, and 12 e-bikes reduce transport emissions.
  • The building envelope was designed for long-term performance, including high-performance double glazing to enhance thermal efficiency and acoustic comfort.
  • An external structural skeleton enables deep eaves for passive shading and eliminates transfer slabs, reducing embodied carbon and improving buildability.
  • Over 90% of construction waste was diverted from landfill via a comprehensive on-site management system. Water-saving measures such as stormwater harvesting, drip irrigation, and high-efficiency fixtures further reduce consumption.

Sustainability also extends to operations and community. Residents received education packs at handover, rooftop gardens promote connected living, and long-term in-house building management ensures performance is maintained.

The Witton demonstrates how ecological restoration, thoughtful design, and disciplined delivery can create places that are not only commercially successful but environmentally regenerative and socially valuable.
