Wallum

Named after the coastal ecosystem in which it is nestled, is a 127-lot development in the highly sought after Byron Shire.

Upon acquiring the site and following extensive stakeholder consultation, Clarence Property have responded to community feedback received by reducing the development footprint from the 17.3ha approved with the Concept Plan to 12.3ha, retaining the balance as environmental conservation area. In addition, 2.6ha of high-quality endangered Wallum Froglet habitat will be created as part of the early site works, which is monitored and protected during subdivision construction works to ensure success.

Wallum benefits from the amenity of pristine rainforest which bounds the site, including Simpsons Creek and the nearby Brunswick Heads Main Beach (south). This carefully considered development will see almost 18 hectares (60% of the total site area) rehabilitated for flora and fauna habitats and upon completion, will include community gardens, meeting areas, walking tracks with public art installations as well as information signage about the cultural and ecological history of the area – creating a sense of place for new residents.

The site is also subject to an innovative stormwater design outcome which utilises the drainage characteristics of the existing sandy material on the site to treat stormwater without the need for extensive networks of underground concrete pipes and pits. Through the detailed stormwater design process, a further 3,000m2 of high-value forest vegetation is retained on the site downstream of the development which would have been removed under the original approval.

OneOneFive Hamilton Hill

OneOneFive Hamilton Hill

OneOneFive Hamilton Hill is an innovative residential estate developed on the former Hamilton Senior High School site in the City of Cockburn, Perth.

The 12 hectare DevelopmentWA infill project will include around 244 lots, two hectares of quality public open space, including nature play areas, a kick-about space, barbecues, cycle paths and remnant bushland. It aims to be a vibrant residential community that celebrates and reflects the site’s history as a school, and its indigenous heritage. It includes a diverse range of modern and affordable housing options including single residential homesites, terrace homes and micro lots, along with grouped housing sites.

As one of DevelopmentWA’s Innovation through Demonstration projects, OneOneFive Hamilton Hill is targeting the highest levels of sustainability. It has been awarded the maximum six leaves EnviroDevelopment accreditation by UDIA. It is recognised as a Water Corporation Platinum Waterwise Development for its balanced approach to water management and it won the WA Australian Water Association Water Sensitive Urban Design award in 2022. OneOneFive Hamilton Hill was a winner at the 2021 Waste Sorted Awards for exceeding the ambitious targets set for resource recovery, recycling and reuse.

DevelopmentWA has taken every opportunity to ensure that the project is showing leadership across all aspects of sustainability. Some features include:

  • A resource recovery strategy, resulting in more than 10,000 tonnes of material recovered, 96% of the project’s demolition waste. Of this, 86% of material was reused on site, leading to further savings in truck movements and carbon emissions.
  • Protection and enhancement of native ecosystems and quality public open space achieved via a considered approach to landscape, retention of landform and existing trees, and additional tree plantings to provide shaded walkable streets.
  • Climate-responsive planning that aims to mitigate urban heat through careful selection of materials, enhanced canopy coverage and water sensitive urban design initiatives that hydrate the landscape.
  • A balanced approach to water management, including diversification of supply, reduction in demand and at source stormwater infiltration.
  • A gas free development and net zero energy target for homes supported by Design Guidelines.

The sustainability initiatives implemented at OneOneFive Hamilton Hill provide the basis for several applied research projects, including the OneOneFive Waterwise Exemplar, Smart Neighborhood Waterwise Performance Monitoring and Evaluation and Construction and Demolition Resource Recovery: Towards a Circular Economy. These projects seek to understand the impacts of implemented sustainability initiatives and how practices can become mainstream in Perth’s urban development industry.

Taylors Quarter

Taylors Quarter

Development Victoria set a clear objective during the early design phase of Taylors Quarter, to achieve the UDIA’s EnviroDevelopment certification, recognising the positive impacts this would have for future residents and the environment.

In achieving this certification in 2019, the project was commended on the quality and content of their Climate Change Risk Assessment, with this work being recognised as an exemplar for other developers committed to sustainable outcomes.

Some of the project’s key initiatives include:

  • Water Sensitive Urban Design features such as raingardens, which are integrated into the streetscapes and open space.
  • More than 90% of plant species used within the development are native.
  • Planting within Messara Park incorporates the local native and critically endangered Grasslands of the Victorian Volcanic Plains vegetation community.
  • Implementation of a Construction Waste Management Plan and a 60% recycle or reuse rate on site.
  • Design Guidelines which consider energy requirements, including active and passive design standards, peak load reduction measures and a 6-star minimum NatHERS rating, as well as mandated energy efficiency initiatives.
  • Low VOC emission paints, sealants, adhesives and floor coverings, and E0 engineered wood products mandated within the design guidelines.
  • A 3,000L rainwater tank is mandated for all lots, to be connected to toilets, laundries and irrigation systems, as well as water-efficient sanitaryware and appliances.
  • The design of the public realm has considered community, social interaction and the linkages to quality open spaces.
  • The site has ample access to public transport, parks, nature reserves, sports ovals and local services/amenity.

Development Victoria’s commitment to environmental sustainability led to a collaboration with Brimbank City Council to provide 20% RAP (Recycled Asphalt Pavement) Type N asphalt mix for all road pavements – a significant improvement on the standard 10% RAP asphalt mix which was more commonly used at the time.

The use of 20% RAP asphalt mix reduces the consumption of natural resources (aggregate and binder), and the volume of material going to landfill.

Stormwater management was a particular focus for this site, with significant increases in expected stormwater flows since establishment of the suburb. A combination of underground stormwater storage tanks and retarding basins provided the solution, with the underground tanks effectively ‘hidden’ away under the grassed kick-about area of Messara Park.

These storage tanks also provide Council with future opportunities for re-use of the stored stormwater for irrigation of the grass and garden areas of the park.
