Raising the bar for sustainable coastal development

DevelopmentWA’s Ocean Reef Marina has set a new national benchmark in sustainable development, becoming the first marina development in Australia to achieve EnviroDevelopment certification at the highest level across all six categories: ecosystems, waste, water, energy, materials, and community.

Located on Perth’s northern coastline, Ocean Reef Marina is transforming a former boat harbour into a vibrant, world-class coastal destination. Upon completion, the development aims to deliver more than 1,000 new homes, 12,000 square metres of retail and commercial space, and over five hectares of public amenities – including Perth’s first metropolitan coastal pool and a family-friendly beach.

Sustainability has been embedded in the development from the outset, with innovative measures aimed at reducing environmental impact while enhancing community outcomes. A standout initiative is the integration of a renewable energy microgrid, operated by Ocean Reef Renewable Energy (a Zenith Energy company). This system will reduce energy bills by up to 30 per cent for future residents and businesses while supporting greater energy resilience.

Smart city technologies and sustainable construction practices further reinforce the development’s sustainability credentials. . More than 80 per cent of construction waste is being diverted from landfill, with recycled materials used in roads, car parks, drainage and more. The project also prioritises native landscaping and urban greening to support local biodiversity and improve urban cooling.

The EnviroDevelopment certification, independently awarded by the Urban Development Institute of Australia, recognises excellence in sustainable design and construction. In achieving full certification across all six categories affirms DevelopmentWA’s commitment to delivering leading-edge projects that protect the environment, support communities, and set new standards for sustainable urban development.

Moonee Valley Park

Moonee Valley Park

A meticulously planned design that sets a new Australian benchmark for botanical-led living. Around 50% of the overall site will be dedicated to new botanical green spaces.

Wellbeing and quality of life is encouraged through an immersion in nature from parklands to bike paths, walking trails to sporting fields and playgrounds to green community spaces. The neighbourhood is pedestrian friendly with every convenience located within walking distance.

All residences at Moonee Valley Park will be fitted with water efficient fixtures rating up to 5 stars.

Rainwater harvesting systems will be installed throughout Moonee Valley Park. Rainwater harvested from various roof areas will be stored and reticulated back to landscaping areas reducing the need to use potable water.

Solar panel systems will be installed on a number of Moonee Valley Park rooftops, offsetting greenhouse gas emissions from common areas shared by residents.

Moonee Valley Park will utilise environmentally friendly heating and cooling, with efficient reverse cycle units and thermally efficient building design.

Energy efficient LED lighting systems will be installed right throughout the individual residences and communal spaces at Moonee Valley Park.

Moonee Valley Park has implemented a comprehensive waste management strategy whereby a targeted 80% of all waste generated on site will be recycled.

Casuarina Beach

Casuarina Beach is a sustainable community located in the heart of Northern New South Wales with a mixed-use community of residential homes, retail and commercial spaces.

Casuarina Beach is the ultimate in premium beachside living. From the ocean to the valley, this exclusive masterplanned community adjoins some of the most pristine beaches on the North Coast of NSW, and is surrounded with a variety of cafés, award-winning restaurants, local shopping centres, reputable schools and childcare services. Particular consideration was given to the sensitive setting during the planning and design phase of the estate, to ensure a seamless transition between the town centre and the adjoining coastal foreshore areas. This has been achieved through establishing green buffer zones and open space areas to the north and the east, which provide a link to the existing established vegetation of the foreshore areas adjoining the eastern boundary of the site.

Shoreline

Shoreline

DevelopmentWA’s Shoreline estate is the first precinct to be delivered as part of the Cockburn Coast Redevelopment Area transforming former industrial land into a community of 12,000 people in 6,000 dwellings.

The site will feature a range of living options including apartments, townhouses and single residences. On completion, Shoreline will feature a main street linked to a beach plaza, dining and entertainment areas, a primary school and 7.5 hectares of public open space including landscaped parks with boardwalks, a sports playing field and a public square.

Some of the elements that helped achieve the accreditation include:

Ecosystem:

  • Comprehensive remediation across the site.
  • Planting of local native vegetation.
  • Landscaping focused on street tree environment and vegetated public open space.

Waste:

  • Proactive waste minimisation and requirement for developers to recycle or reuse a minimum of 60% of all built-form construction waste.

Energy:

  • Solar passive design and natural ventilation encouraged by design.
  • Encouragement to install solar energy and hot water heating.
  • Energy efficient fixtures, appliances and lighting.
  • All apartments submetered and required to be built to a 7-star NatHERS rating.

Water:

  • Waterwise fixtures and appliances such as toilets, taps, washing machines and dishwashers to reduce water use by at least 20 per cent.
  • All apartments submetered to allow residents to monitor individual consumption.
  • Waterwise native gardens and landscaping in public open spaces with hydrozoning to maintain efficient irrigation.

Community:

  • Design focus on walking, cycling and access to public transport to reduce reliance on private vehicles.
  • Diversity of housing and commercial options with medium and high density residential, retail, restaurants, schools and tourism.
  • High quality streetscape, public and open spaces and direct walking access to beach.
  • Universally accessible spaces and options for living.
