The Patterson

The Patterson

Boasting a rare, riverside location in Toowong, just minutes from Brisbane’s CBD, The Patterson is a limited collection of just 66, 2- and 3- bedroom apartments and Sky Homes over 16 levels.

Designed in partnership with Rothelowman, the building’s architectural form is sculptural and robust, while generous, superbly appointed interiors epitomise modern luxury and comfort.

Residents enjoy an extensive range of exceptional amenities. A rooftop recreation level boasts an infinity-edge pool, fire pit, multiple dining and entertaining zones, and priceless, panoramic views of the Brisbane River, Mount Coot-tha and the city skyline.

Mosaic Property Group is incredibly mindful of the footprint they leave behind, not just on communities but also on the environment. Some of the sustainability measures undertaken at The Patterson are:

  • Design is environmentally responsive. Protective precast panels and form articulation leverage the site’s most valuable aspects, while sheltering from the western sun and reducing noise pollution.
  • Double-glazed windows and doors improve acoustics, ventilation, lighting, and solar protection, reducing energy costs.
  • A gross pollutant trap filters stormwater runoff, ensuring water pumped into the stormwater system is free of pollutants.
  • Sustainability initiatives beyond regulatory requirements include LED lighting and 10kw of solar panels.
  • Water-wise initiatives include a drip irrigation system, rainwater storage tanks, a rain sensor system, and stormwater capture and reuse.
  • Native plant species reduce the need for additional watering and fertiliser.
  • Considerable steps are taken to ensure the heat island effect is reduced through:
    • A light-coloured roof
    • The use of materials such as glass, engineered wood, concrete and aluminium
    • Raised rooftop planting areas to maximise vegetation cover
    • Shading pergolas installed on the rooftop
  • A minimum of 90% (by volume) of demolition, land clearing and civil works materials/product
  • Energy-efficient lifts result in no machine rooms, intelligent automation, and standby modes
  •  Concrete with more than 30% supplementary cement materials
  • The aluminium window frames comprised of 20% recycled material.

Arbor

Arbor

Superbly located at the base of the foothills of the Dandenong Ranges, Arbor has been designed to enhance, protect, and celebrate the unique character of the surrounding environment.

The gently undulating shape of the land lends a special character to Arbor. Extensive plantings of native and indigenous species create important habitats for local birdlife, while the carefully designed path network, play spaces, architecturally designed shelter and seating nodes provide ample opportunity for residents to pause and appreciate this special environment. Mature eucalypts have been protected and enhanced through responsive design.

A central green spine creates a view axis to the environmentally significant Gum Scrub Creek, a short stroll to the east, as well as providing a landscaped bookend to each of Arbor’s streetscapes, ensuring each home site shares a visual connection to nature.

Over 20,000 native and indigenous plants and trees provide important habitats and contribute to maintaining local biodiversity.  Homeowners are provided with extensive information on indigenous plants for landscaping and design controls prevent the planting of species recognised as environmental weeds.  Kerbside green waste collection is available to residents and is promoted to reduce landfill and decrease greenhouse gas emissions.

Arbor seeks to engage with its community around sustainability, with information on thirty different environmental initiatives promoted to residents.  Even Arbor’s Land Sales Centre is powered by accredited 100% renewable electricity.

Home sites at Arbor are generously proportioned, creating a premium neighbourhood feel with more green space around every home. The most common lot depth is thirty-six metres, affording residents greater opportunities for entertaining, landscaping and outdoor lifestyle.

OneOneFive Hamilton Hill

OneOneFive Hamilton Hill

As one of DevelopmentWA’s Innovation through Demonstration projects, OneOneFive Hamilton Hill is setting new benchmarks for sustainable urban infill. Created on the site of the former 11.9ha Hamilton Hill Senior High School site, in the City of Cockburn, Perth WA, it is a future-looking development embracing the highest levels of sustainability, while creating a vibrant, thriving and connected residential community.

OneOneFive will provide up to 300 lots, offering a mix of single residential homesites, terrace homes, micro lots, and grouped housing—promoting diversity, affordability, and liveability.

OneOneFive Hamilton Hill has achieved UDIA’s EnviroDevelopment Excellence certification for its ambition and achievement across a range of sustainability initiatives. The gas-free and environmentally sensitive development also minimises waste and reduces water and energy consumption, while retaining the site’s landform, mature trees and biodiversity. Climate-responsive planning mitigates and monitors urban heat through careful material selection, shading, and water sensitive urban design initiatives designed to hydrate and cool the landscape. The development includes two hectares of high quality, inclusive public open space that is connected via retained trees, and features nature play areas, kick-about space, remnant bushland, and waterwise landscaping. A 30% tree canopy target supports shaded, walkable streets and cooler neighbourhoods. The project honours the site’s educational and Indigenous heritage through interpretive design, material reuse, street naming, and public art. Community engagement and connection with surrounding residents has also shaped project delivery, including a pocket park co-design process and a waterwise verge upgrade initiative.

OneOneFive focuses on industry advancement by demonstrating best practice resource recovery, climate resilient and water sensitive urban design, and built form outcomes. The built form responds to physical site requirements, experiments with compact lots, and promotes timber framed construction. Design Guidelines and a Waterwise Incentive Package support residents and their builders to exceed minimum regulatory sustainability standards.

OneOneFive also serves as a living laboratory for applied research to verify sustainable design. The Waterwise Exemplar project trials waterwise initiatives, documents implementation, monitors household water use and via sensors and data visualisation and communicates learnings via presentations and site tours to assist with mainstreaming. The Smart Neighbourhood Waterwise Performance Monitoring and Evaluation project includes microclimate monitoring and modelling to understand how specific materials, vegetation, density and urban layout impact urban heat. OneOneFive is also the subject for research into circular economy construction practices.

Insights from these initiatives are informing future sustainable infill developments across Perth, advancing the city’s transition toward a cooler, more resource-efficient, and resilient urban future.
