Bayside - Brunswick Heads

Bayside – Brunswick Heads

This 127-lot development marks the final stages of Bayside in Brunswick Heads, a highly sought-after location within Byron Shire.

Upon acquiring the site and following extensive stakeholder consultation, Clarence Property have responded to community feedback received by reducing the development footprint from the 17.3ha approved with the Concept Plan to 12.3ha, retaining the balance as environmental conservation area. In addition, 2.6ha of high-quality endangered Wallum Froglet habitat will be created as part of the early site works, which is monitored and protected during subdivision construction works to ensure success.

Bayside benefits from the amenity of pristine rainforest which bounds the site, including Simpsons Creek and the nearby Brunswick Heads Main Beach (south). This carefully considered development will see almost 18 hectares (60% of the total site area) rehabilitated for flora and fauna habitats and upon completion, will include community gardens, meeting areas, walking tracks with public art installations as well as information signage about the cultural and ecological history of the area – creating a sense of place for new residents.

The site is also subject to an innovative stormwater design outcome which utilises the drainage characteristics of the existing sandy material on the site to treat stormwater without the need for extensive networks of underground concrete pipes and pits. Through the detailed stormwater design process, a further 3,000m2 of high-value forest vegetation is retained on the site downstream of the development which would have been removed under the original approval.

Tapestry Residences

Tapestry Residences

Tapestry is a 22-story residential apartment complex located in the small neighbourhood of Chevron Island, Gold Coast.

Surrounded by the serene waters of the Nerang River, this development offers 113 meticulously designed apartments, catering to homeowners seeking a balance between simplicity and modern comfort. SIERA and BDA Architects classily integrated biophilic design, sustainability initiatives, and community engagement to create a harmonious living environment for its residents to enjoy a unique and sustainable community.

Throughout the design process, a conscious effort was made to create functional spaces that harmonize with nature and add value to day-to-day living. Evident throughout the complex, this approach is seen through the generous communal areas on the ground floor and on the rooftop which feature lush greenery, providing residents with a serene oasis amidst the urban landscape. This biophilic design not only enhances the aesthetic appeal but also contributes to improved air quality and well-being.

Tapestry’s rooftop is poised to be a truly standout feature of the project. Encompassing sustainability and a sense of community, a fruit/herb/vegetable garden has been allocated to a generous portion of the rooftop. Residents can actively participate in cultivating their produce and fostering a sense of community and self-sufficiency. This garden not only provides fresh, organic produce but also serves as a hub for social interaction and shared knowledge about sustainable living. The community actively encourages composting in this space, diverting organic waste from landfills and turning it into nutrient-rich soil for the garden. Composting not only reduces waste but also aligns with Tapestry’s commitment to circular and sustainable practices.

In a further commitment to environmental sustainability, SIERA has incorporated certain technology to the building including solar power solutions to the rooftop, to harness clean energy from the sun, reducing the complex’s reliance on traditional energy sources and contributing to a lower carbon footprint. To enable sustainable transportation, SIERA has provisioned the building with the required EV charging infrastructure, recognising the importance of sustainable transportation. This initiative encourages residents to adopt electric vehicles, further reducing greenhouse gas emissions and promoting eco-friendly mobility.  In recognition of the changing work landscape, Tapestry offers a generously sized communal office space. This amenity supports remote work and reduces commuting, aligning with the evolving needs of residents in the digital age.

Tapestry embraces the essence of community living on Chevron Island. The development’s features and initiatives create an environment conducive to community engagement. The development actively integrates with the local community on Chevron Island, fostering a sense of belonging. Residents can enjoy the unique offerings of the island while benefiting from the sustainability initiatives within Tapestry.

Heathwood Hub

Heathwood Hub

Hub Heathwood is located in one of the fastest growing regions in Southeast Queensland and is positioned perfectly with easy access to existing key industrial precincts.

The site benefits from recent and significant transport infrastructure investment to the Logan Motorway which provides direct access to major transport corridors within 20km of the Brisbane CBD. The 24 new industrial lots are located on a portion of the ~69ha site, of which ~46ha has been rehabilitated and shall be dedicated as Environmental Protection Area, including newly constructed fauna habitat.

Where engineering and authority standards have allowed, recycled products (e.g. pavement gravels, concrete products, topsoil) have been implemented in subdivision construction which represented a significant volume of material being beneficially reused. The same approach will be taken for DAs approved to date for future warehouses, which have been sustainably developed to ensure provision for water and solar energy harvesting as well as soft landscape features with no permanent irrigation requirements.

Built form development by land purchasers within the newly created estate will be governed by Design Guidelines which reflect the objectives of EnviroDevelopment. These enable end users to select design solutions to complement those already integrated into the subdivision, in order to ensure that overall objectives and compliance are achieved.

The Witton

The Witton

The Witton by Mosaic is a $108 million landmark residential development that sets a new benchmark for sustainability-led urban renewal in Brisbane’s inner west.

Comprising 141 premium residences across two architecturally distinctive buildings, The Witton achieved 6-Leaf EnviroDevelopment certification from the Urban Development Institute of Australia—demonstrating excellence across all six sustainability pillars: ecosystems, waste, energy, water, materials, and community.

Its most defining sustainability feature is the rehabilitation of more than 1,500sqm of previously degraded land—over 27% of the site—into a thriving native ecological corridor. Mosaic was not only required to preserve this section as part of the acquisition agreement with Scouts Queensland, but chose to elevate it into a lasting environmental contribution.

Delivering this complex regeneration during live construction presented significant challenges. With excavation, deliveries, and vertical build works underway, Mosaic staged the ecological works in close coordination with contractors and environmental consultants.

The process involved removing invasive species, introducing drought-tolerant native flora, and installing nesting boxes for microbats, parrots, and possums—restoring ecological function and long-term biodiversity in an urban infill context.

Sustainability was embedded across every layer of design and delivery. These features include:

  • Australia’s first carbon-neutral concrete (Holcim ECOPact), low-VOC materials
  • Over 20% recycled content in aluminium and glass.
  • A 226-panel, 99kW rooftop solar system—the largest of its kind in Brisbane’s inner west— while EV chargers, a shared Tesla, and 12 e-bikes reduce transport emissions.
  • The building envelope was designed for long-term performance, including high-performance double glazing to enhance thermal efficiency and acoustic comfort.
  • An external structural skeleton enables deep eaves for passive shading and eliminates transfer slabs, reducing embodied carbon and improving buildability.
  • Over 90% of construction waste was diverted from landfill via a comprehensive on-site management system. Water-saving measures such as stormwater harvesting, drip irrigation, and high-efficiency fixtures further reduce consumption.

Sustainability also extends to operations and community. Residents received education packs at handover, rooftop gardens promote connected living, and long-term in-house building management ensures performance is maintained.

The Witton demonstrates how ecological restoration, thoughtful design, and disciplined delivery can create places that are not only commercially successful but environmentally regenerative and socially valuable.
