Project Snapshot: Ellarook by Intrapac

Ellarook is a new community in Truganina, 25 minutes from the Melbourne CBD, with a government school on site, central park, Tarneit train station nearby and a future Truganina train station and Town Centre.

Ellarook includes 500 lots including a public primary school across 42.7 ha. Sustainability underpins the entire Ellarook estate with the following features:

Ecosystems

Intrapac constructed water quality wetlands providing suitable habitat and refuge for local fauna and planted using wholly aquatic and terrestrial indigenous species further contribute to the rehabilitation of the local environment.

The rehabilitation of Skeleton Creek and landscape construction of Forsyth Road Drain and water quality wetlands provide numerous linear natural corridors linking to rehabilitated waterways downstream in the environmentally significant Skeleton Creek.

Waste

Public reserves are fitted with a dual bin system for general and recycled waste, ensuring equal opportunity. The Design Guidelines, provided to the residents, encourage the private use of composts and worm farms. The park furniture and elements of the playground were constructed using recycled plastics. Intrapac has considered waste reduction at every turn for Ellarook.

Energy

75% of dwellings have a favourable northern aspect orientation, encouraging house designs to achieve a 6+ star energy efficiency rating through passive design features including passive lighting and cooling.

Materials

Clay soils and topsoils removed during construction stockpiled and re-used and all trees removed during construction to be mulched and to be re-used for landscaping.

Water

Public areas landscaped with native, drought tolerant plants and landscaping guidance to increase water efficiency with a list of drought tolerant plant species provided to residents.

Community

Ellarook boasts extensive paths and bicycle tracks through the estate for connectivity, and to encourage an outdoor lifestyle. Public open space along Skeleton Creek totals 1.412ha which is 60% more than prescribed. Extensive public open spaces will incorporate sheltered picnic areas with BBQ facilities, playground and multiple bike racks. There is a proposed child-care centre adjacent to the new school.
