Former school site receives maximum six leaves for EnviroDevelopment Certification.
The 11.9ha former Hamilton Senior High School site in Perth’s southern corridor will be transformed into a vibrant new residential community, with a diverse range of modern housing options.
The redevelopment is a DevelopmentWA Innovation through Demonstration project – helping Western Australia to meet the challenge of creating new, smarter ways to live, to save water and energy and reduce pressure on our natural environment.
Expected to deliver approximately 232 lots and 330 new dwellings, the project will include single homes, town homes and apartments, to house some 800 residents.
Sustainability and environmental protection has been a strong focus from the very beginning. Over 6,000 cubic metres of demolition materials were crushed and sorted on-site to be reused in new civil and landscaping works. This removed over 500 truck movements within the local community.
Plans for the site were also developed to work with the existing landform and natural topography, minimising the need for cut to fill.
The project will be a Waterwise development, and is targeting a minimum 60% reduction in mains water use through the introduction of innovative new technology and water management approaches in partnership with the Water Corporation. The project will also include innovative stormwater management approaches such as permeable paving, roadside swales and rain gardens, and trials of best practice water sensitive design initiatives.
More than one third of the existing mature trees on the site will be retained as part of the redevelopment, and boosted with the planting of more than 350 new trees. These new plantings will see the canopy cover increased by 30% – providing protected and shaded areas for residents as well as increased natural habitat for native fauna, including black cockatoos.
The retention of mature cockatoo habitat trees will also create a corridor for the birds to nest and travel across the estate. Across the development, the inclusion of these habitat trees, edible trees and deciduous trees will assist in creating summer cooling and winter warming of homes within, reducing household energy consumption.
An area of natural bushland at the southern part of the site is linked to the Beeliar Regional Park, and provides a valuable green corridor connecting the local ecosystem. DevelopmentWA is committed to preserving this area as Public Open Space within the development.
Civil works are expected to start in mid 2020 with the first lots for sale in early 2021.
